Here you will find all the information you need to ensure your holiday is incident free. It is very important that you take time to read this information, especially the section regarding the community / parking rules as cars not parked correctly will get towed and this is the last thing either of us want.

Arrival Information

Check In:
 
Check in starts at 4pm but if you believe you will be arriving before 4pm please contact me as under most circumstances my local manager has the room ready the day before.
 
Check Out:
 
On the day of your departure please can we ask that you vacate the house by 10am - this will allow enough time to clean the property prior to the next guests’ arrival.
 
Full departure instructions can be found within the Guest Information Book which you will find in the property as well as attached to this email.
 
Please remember to place the property key back inside the lock-box and the community access card back on the kitchen counter before you leave and have a safe onward journey.

The accommodation address for Sat Nav direction is 422 Orchid Drive, Davenport, Florida 33897. The house is within the Island Club West resort which is located at 3100 Sand Mine Road, just off US Highway 27 and just 3 miles south of the SR192 intersection.
 
Within the property you will find a Guest Book containing useful information about the property as well as maps/directions to the nearby attractions.

WI-FI:
 
Free WIFI is available within the property – Refer to the information sent via AirBnB for the Wifi ID and Password.
 
TV Channels:
 
Local TV channels are available on all TV but there are additional options, including streaming channels, available on the TV in the living room.
 
The Local Cable TV channels are available via the Frontier box - set the TV input Source to TV to access these.
 
In addition you can access other services as follows:
 
Source HDMI1: Roku TV - Streaming apps such as You Tube, Disney+, Netflix, Roku Channel etc
 
Source HDMI2: Blu-ray Player, also has several streaming apps like YouTube, Netflix and Vudu - there is a selection of DVD's / Blurays in the TV cabinet
 
Source HDMI3: Use this option if you want to cast content from your mobile device - When casting connect to 'Living Room TV'
 
Please note, I do not have accounts for all streaming services. You are welcome to log into the apps with your own accounts, just remember to log out before you leave so others can't access your subscription after you leave.
 
Air Conditioning:

Please do not lower the temperature on the Air Conditioning control below 70 as this will freeze the air in the vents and damage the system. Please use the ceiling fans for additional air circulation if needed.
 
Telephone:
 
Unlimited local and domestic calls within the USA can be made free of charge using the phone within the property – whilst most US phone numbers are listed as 11 digits starting with a 1, you only enter the last 10 digits when dialling out on my phone, the 1 is not required. To make international calls you will need to purchase a pre-paid international calling card from one of the local supermarkets, these offer great rates and can be accessed via a toll free number which you can dial from the house. To allow your friends and family to contact you whilst you are at Island Club West, the number for the house is (863) 424-1420.
 
Remember To Pack:
 
Whilst towels, bed linen, iron and hair dryer are provided, as this is a self catering property only a small selection of toileteries are provided, enough to last a couple of days allowing you time to shop for whatever extra you require. There is a nearby Walmart, Publix, Target and Dollar Tree if you prefer not to use luggage allowance on these items.
 
Mail:
 
As owners we have to rent private Post Office boxes for our mail so please do not have any mail sent to the house as you will not be able to access it. If you need to have mail delivered whilst you are there you may be able to rent a mailbox at the nearby UPS Store (Phone: +1 863 420-1476) which is 1 mile from the resort or you may be able to set up a General Delivery service with the US Postal Service and have you mail delivered to the Clermont Post Office branch (Phone: +1 352-243-2940) which is located just 5 miles from the resort. If you do need postal services during your trip please contact the above to inquire about services available.
 
Pest Control:
 
The property management company take care of the pest control so if you have any issues during your stay, please let them know.

Orlando International Airport (MCO)
Start out going North on HANGER BLVD toward CARGO RD. 0.65 miles
Turn LEFT onto CARGO RD. 1.21 miles
Turn LEFT to take the ramp toward NORTH EXIT/ ORLANDO. 0.18 miles
Merge onto AIRPORT BLVD E. 0.45 miles
Turn SLIGHT LEFT onto FL-436 N/ S SEMORAN BLVD. 0.29 miles
Take the SR-528-TOLL W ramp toward US-17/ INTERNATIONAL DRIVE/ US-441/ US-92/ TURNPIKE/ I-4. 0.33 miles
Merge onto BEE LINE EXWY/ FL-528 W (Portions toll). 10.62 miles
Merge onto I-4 W via the exit- on the left- toward TAMPA/ DISNEY WORLD. 7.51 miles

Parking Rules & Registration

I can not stress the importance of following the parking rules as any vehicle not correctly registered with security, or parked correctly will be towed without warning and I can not accept resonsibility for any towing costs (Which start at $200) - but the rules are simple so as long as followed you have nothing to worry about - The full rules can be found at https://donasher.ahn6.com/IslandClubWest/sub_category_list.asp?category=22&title=Parking+Rules but here are the main rules which are usually the only ones you need to worry about as a vacationer arriving in a rental or private vehicle :-

1. Cars must only be parked in their designated parking spots (Space 408 by default - If you purchase a 2nd space from the Clubhouse they will inform you of which space to use for the 2nd vehicle)
2. Cars must never be parked on or touching the grass
3. Cars must never be reversed into parking spots - You must drive forward into the space so security can see the license plate on the rear of the vehicle
4. Commercial vehicles i.e. any vehicle displaying a company name/logo can only be parked inside the community between 8am and 6pm (Except for emergency repair vehicles who have been called out overnight such as plumbing repairs) - Parking outside of these hours has to be in the clubhouse car park only - examples of commercial vehicles include Penske & U-Haul trucks/vans as well as private vehicles advertising a local or your own business
5. All Cars must be registered online using the form that applies to the area of the community they will be parked in i.e. Designated parking spot or clubhouse

Included with every booking is a single vehicle parking permit which allows you to park outside the house in space 408 (See below if you have more than 1 vehicle).

Vehicles must be registered online with payment made (if applicable) so the tow company can validate its right to be parked within the community or at the clubhouse.

As the HOA now incorporate the registration payment for parking inside the community within the registration for itself, where possible I need to register the vehicle on your behalf as your rental price includes registration for a single vehicle. Due to me living in the UK I will only be able to do this if you can send me your vehicle information before 7pm local time. If you can not do this there are 2 options available to you so you can self register:

1. You can register the vehicle for community (Residential) parking, pay the $25 fee and then send me the confirmation number so I can reimburse you via Airbnb for the fee.
2. You can register the vehicle and select the free clubhouse parking option so you can park your car at the clubhouse on the night of arrival and then I will register the vehicle for space 408 as soon as I wake up.
Until the fee is paid you MUST not park in space 408 as the towing company will not see the registration information and may tow the vehicle.

The information I need is:
Vehicle Make
Vehicle Model
Vehicle Registration Year (Often found on the key tag of rental cars)
Vehicle Color
Vehicle Plate Number and State
As 1 and 0 can be mistaken for I and O in the USA please send me a photo of the rear of your vehicle as from the photo I can then verify all the car details and plate number. Once I email you to confirm the registration is complete for space 408 you can move the car up to that space.

If you have more than 1 vehicle and want to park it within the residential area please enquire at the clubhouse to see if there are any available parking spaces and if so, only then complete the registration and pay for the space - otherwise I recommend parking additional vehicles for free at the clubhouse - just remember to register them first.

Filling In The Registrations Form:

If you are arriving after 7pm and need to register your vehicle yourself, here are some tips for filling in the form.

Page 1: Personal Information - Enter your Name, Email Address and Phone Number

Page 2: Vehicle Information - Enter the vehicle Make, Model, Year, Color, Plate Number & Plate State
Page 3: Property Information - Street: Select Orchid Dr. / Unit#: Select 422
Page 4: Parking Type - You will need to agree to the parking rules by checking the I Agree boxes and then you will then need to select the type of regstration required -
Select Option 1 if you are going to park the car at the clubhouse - this parking is free of charge
Select Option 2 if you are going to park in Space 408 - You will need to pay the $25 fee to validate the registration but I will reimbure this cost once you send me the confirmation number.

Finally click I Understand to confirm you have read the refund policy (There are no refunds)
Page 5: Date Range - Enter your arrival date and how many days you are staying - I'd recommend for the number of days you add 1 to the number of nights you are staying and enter this value so you are covered for the day of departure eg. enter 8 if staying for 7 nights
Page 6: Relationship & Agreement - Select Guest / Vacationer, Read the agreement to acknowledge that the registration is only valid once any payment is made and then check the I Agree button

You will then be presented with a page showing all of your responses so you can check what you entered before submitting the registration form. When you submit the form, if you selected the Residential Area parking you will be shown the payment screen so you can pay the $25 fee.


The clubhouse is open until 10pm Monday to Saturday. If you have any questions regarding the parking please speak directly to them. You can also ask them to verify that the vehicles have been registered correctly. If you have oversized vehicles these will need to be parked at the clubhouse and I strongly recommend you speak to them to confirm exactly where you should park them.

If you invite friends back to the resort, they must park at the clubhouse and register the vehicle to prevent being towed.

Any vehicle not electronically registered, parked on the grass, reversed into a parking space, parked in someone elses space or parked in the wrong parking area will get towed.
I've been following these rules for 19 years and never had a problem so neither should you.

Accessing the Resort

The resort is currently in the process of changing security firms so until a new contract is signed, the entrance barrier has been removed allowing you to drive direct to the property by taking the third turning on the right and the house is in the middle of the first block of houses on your left, although if you are arriving Monday - Saturday before 10pm I recommend stopping by the clubhouse first to collect your parking permit and check that all vehicles have been successfully and correctly registered for parking.

Accessing the Property

The main entrance door is now fitted with an electronic deadbolt so you no longer need to worry about keys. The code assigned to your stay will be sent to you approx 7 days before you arrive. The main entrance door is the door at the end of the pathway (See image below) and not the door on the side - Whilst both doors have the property number by them, the code you will given will only unlock the lockbox on the main entrance door.

To unlock the door

1. Activate the keypad by touching the touch pad
2. Press the 2 random digits that will appear on the touch pad
3. Enter the code I will send you approx 7 days before you arrive onto the touch pad and the door will unlock.


To lock the door

1. Activate the keypad by touching the pad area
2. Enter the code you used to unlock the door
3. Press the Padlock button on the touch pad and the door will lock.




In the event the touch pad does not operate, contact the management company to gain the access code for the lockbox. Within the lockbox you will find the backup key. Once you have unlocked the door please return the key to the lockbox as the cost to replace the key starts at $60, increasing to $140 should it need to be replaced out of hours.

TO USE THE KEY LOCK BOX:
1) Slide the black panel down to reveal the number sliders.
2) Set the numbered dials to your lock box code as stated in your welcome message on AirBnB
3) Push down the black lever / catch to the left of the numbers to unlock the box and access the key.



To close the lock-box simply push the panel back into the main unit then mix the number rollers to ensure no one discovers your code. It is recommended that you replace the key in the lock box every time you go out to prevent accidental loss. If you do lose the key you will need to call the Property Manager and ask them to deliver you a new key - This might not be something they can do straight away and they will charge for the replacement key cost as well as their time - The current maximum charge (Overnight emergency callout) is $140 so please don't take the key out with you - return it to the lockbox whenever you leave the property so you don't have to worry about the replacement cost.

Community Rules

The community are very strict with their rules, which are in place for everyones comfort, safety and protection. Please take time to read these rules which will help ensure you have a problem free time at Island Club West.

Resort Amenities:

You are welcome to use the resort amenities available at the clubhouse, such as the pool and gym. To access these areas you need to use the access card you will find inside the property. Please do not forget to leave the card in the house when you check out as replacement cards cost $50.

Pool Hours at 8:00 am to 8:00 pm

Garbage Disposal:

Please place all garbage in the garbage dumpsters located at the clubhouse. Under no circumstances should any garbage bags be placed outside of the property as this can result in a $250 fine from the HOA, not to mention it attracts racoons and we really don't want them running around the community.

Clubhouse Opening Hours:

Times can vary so its always best to check on the door but currently they are:

Monday to Friday 10:00am - 1:00pm & 2:00pm - 10:00 pm
Saturday 12:00 - 10:00pm (Every other Saturday)
Sunday Closed

House Rules / Information

To minimise problems / damage please observe the following rules:
1. Patio Doors - Please do not open the door on the left as it is attached to the central divider and any attempts to move it will also move the divider preventing you from being able to close the right hand door correctly until pushed back into place.
2. Faucets - To turn on the water you need to push the faucet forward and then slide to the left or right for hot/cold - Please do not twist as this will loosen the screw which holds the faucet in place leaving it to spin freely.
3. Closet Doors - The doors slide to open, please do not pull towards you as this will remove them from the guide rail.
4. Tumble Dryer Lint Tray - After using the tumble dryer please remember to clean the lint tray.
5. Garbage Disposal Unit - The garbage disposal is for food only. If you choose to use it please do not put anything other than food waste (Not bones) down the hole and ensure you flush through the waste with water to prevent blockages in the pipes.
6. Air Conditioning - It is recommended you do not lower the setting below 70 degrees as doing so can lead to the air freezing in the ducts leading to the unit failing.
7. Light Bulbs - Not so much a rule but rather an FYI - Bulbs blow when you least expect them to so I also keep spare bulbs either in the kitchen cupboard or in the cleaning closet. If a bulb should go during your visit please can you replace it rather than call the property manager out to replace it.
8. Kitchen Light - It is temperamental and for some strange reason often requires the switch to be turned on and off slowly several times before the bulbs finally warm up and light up - but it does power on. I often find if I turn it on and it does not light, if I slowly move the switch to the off position the lights come on and then I can move it back to the on position.
9. Jacuzzi Bath - This is a very important one - The jacuzzi doesn't get used often and as a result dirt can built up within the jets so if you do intend to use it, please fill the bath and power it on so that it can blow all the rubbish out which will then drain away when you empty the bath. You can then refill and enjoy the relaxing water massage it provides. If the Jacuzzi does not turn on, the reset switch can be found on the opposite wall, under the light switches.

I know you are thinking most of these are self explanatory but you would be surprised by the amount of money I've spent in the past 2 years repairing faucets, closet doors and plumbing.
